Building Our Ryan Home: Pre-Construction Meeting
Tonight, we had our Pre-Construction meeting. This meeting is where your Rep passes the baton to your Project Manager. This may be your first time meeting your project manager. We happened to bump into ours a couple weeks ago but this our first sit down with him.
This meeting is very thorough. You will go through all of the things from elevation/exterior, to interior, standards added, non-standard orders, electric and lighting. This is a great opportunity to go through EVERY LITTLE detail. While we were there tonight we found out our cabinet color somehow was not changed from the default color. If we didn't discuss those details it may have been too late by the time I figured it out. During the whole meeting you literally look through the prints for your house that reflect all of your changes and additions.
We are unfortunately going to be breaking ground and building outside of prime weather here in Ohio. This means that our driveway and sidewalk will not be able to be poured until the Spring. Additionally, our grade will not be finalized until that time and our final exterior paint will not be completed until then, as well. Ryan Homes does have a policy about this situation stating that weather permitting these things will be completed by June 30th. However, it is important to know that houses currently being built during that time frame do take priority as their items need to be taken care of prior to their closing date, so they will have priority over those who closed during the winter months.
This meeting is time consuming, so plan accordingly. Ours was about 2 hours. Once you finish talking about and confirming all of the details you head out to your lot where it should be staked out. Ours was, but we had a last minute change to extend the office and master bedroom. Our stakes didn't reflect this change yet, but he reassured us that it will be altered this week. On our lot he explained our driveway, garage and porch locations, the exterior layouts of the house and our property lines. We also talked about an easement we have in the back of our lot for a storm drain and how to go about working with that as we plan our fence.
As we wrapped up the appointment he gave us a plan for the upcoming weeks and gave us a loose close date of early to mid March. This date is subject to change based on weather, but it is really nice to have a round about date.
